3rd Quarter 2025 Market Pulse Report

 

 
 
Stable Market  |  Solid Inventory  |  Some Segmentation
 
Our local real estate market in Park City and the Wasatch Back remained resilient during the third quarter of 2025, demonstrating stable and steady growth overall. Across all property types in our primary market area of Summit and Wasatch counties, sales were up 6% on 2,678 closings, and the volume was up 25% to over $5.5 billion.  
 
Market performance differed somewhat by property type. Single-family homes showed consistent strength across all areas, while condominium and vacant land sales varied depending on the neighborhood. Distinctions also emerged between newer and older properties, as well as across price points, which we explore in greater detail below.

The other big news in our market is inventory, where we passed the 1,000-unit threshold for the first time since 2020. This inventory level is good news for our market, as it provides buyers with a better selection while still maintaining healthy price levels for sellers.

SINGLE-FAMILY TRENDS
Across the primary market area of both Summit and Wasatch counties, year-over-year single-family home sales activity was strong through the 3rd quarter of 2025. There were 1,083 sales, representing a 13% increase over the prior year. This led to a 29% increase in sales volume, resulting in over $3 billion in total transactions. Median single-family home prices were up 13% to $1.9M.

CONDOMINIUM TRENDS
Through the 3rd quarter of 2025, condominium sales were up 8% across the primary market area, with 916 sales transactions and a volume of $1.6B. The median price increased by 3% to $ 1.15 million.

VACANT LAND TRENDS
Vacant land sales in the primary market area were down 9% year-over-year through the 3rd quarter of 2025, with 393 closed transactions. The total volume for that period was down 10% to $500M. However, the median price increased 10% to $878K.
 
Other Noteworthy Market Trends
 
Bifurcation According to Price
Third-quarter data revealed a clear bifurcation in our market: sales activity for properties above the $2.5M mark far outpaced those below it. Properties priced above $2.5M saw a 38% year-over-year increase in unit sales and a 50% rise in total sales volume. In contrast, properties under $2.5M experienced only modest gains - up 2% in unit sales and 4% in volume. This widening gap highlights how high-net-worth buyers continue to view Park City real estate as a stable investment, often purchasing with cash and prioritizing properties that meet their exact preferences. Indeed, cash transactions accounted for more than 60% of luxury sales. Meanwhile, buyers in lower price ranges are more reliant on financing, and higher interest rates are currently tempering activity in that segment.
 
New vs Existing
Another notable trend in our market is the strong performance of new construction compared to existing homes. When new builds are included in the combined single-family and condominium median price calculations, the year-over-year median price rose 26%. Excluding new construction, however, the median price increase was a more modest 6.7%, consistent with the historically normal rate of appreciation in the greater Park City area. This contrast highlights the premium buyers are willing to pay for move-in-ready homes. Turnkey, up-to-date properties continue to command top dollar, as many high-net-worth buyers prefer the convenience and immediacy of new construction over the time and uncertainty of renovating older homes.

Challenges for Condominiums
A number of existing condominium communities in our area are now facing significant special assessments, some exceeding six figures, to address deferred maintenance and necessary capital improvements. In other cases, homeowners’ associations are substantially increasing monthly fees to rebuild reserves for upcoming maintenance needs. These rising costs are having a direct impact on pricing and buyer sentiment. As a result, prospective condominium buyers should take extra care to review the financial health of each HOA, including reserves and planned capital projects, before proceeding with a purchase.

Mortgage Rates Down
 

The 30-year fixed-rate mortgage averaged 6.22%. On a median-priced home, this could allow a homebuyer to save thousands annually compared to earlier this year, showing that affordability is slowly improving.

SINGLE FAMILY

Within Park City limits, the median home price rose 3% to $4.0 million on 137 total closings—a 23% increase in sales activity. Old Town saw 41 home sales over the past 12 months, up 21% from the previous year, with the median price holding steady at $3.8 million. In Thaynes Canyon, 11 homes closed, marking a 10% gain in sales and a 6% rise in median price to $4.6 million. Lower Deer Valley experienced a 13% decline in median price to $4.1 million on 10 total sales, while Deer Crest recorded 5 closings and a 6% dip in median price to $12 million. Upper Deer Valley also softened slightly, with 7 closings and a 4% decrease to $7.2 million. In contrast, Empire Pass surged. Its 8 closed sales pushed the median price up 21% to $14.2 million. Aerie saw 5 closings and a notable 40% drop in median price to $4.3 million, while Prospector’s 15 total sales drove a 14% increase to $2.3 million. Rounding out the area, Park Meadows recorded 35 closings, up 30%, with a modest 2% rise in median price to $3.5 million.
CONDOMINIUMS   

The overall Park City limits posted one of the strongest condominium performances in our region for the 3rd quarter. Sales were up 10% on 267 total closings, and the median price climbed a notable 34% to $2.15 million. Old Town, by contrast, saw a 16% decline in sales activity with 85 closings and a 9% dip in median price to $1.1 million. In Lower Deer Valley, sales rose 28% to 41 closings, accompanied by a 14% increase in median price to $2.5 million. Deer Crest experienced a dramatic surge, driven by new inventory. Sales jumped 640% to 37 closings, with the median price up 9% to $4.4 million. Upper Deer Valley also performed exceptionally well, with sales up 16% on 22 closings and a striking 90% increase in median price to $4.8 million. Empire Pass remained steady in volume with 21 closings, though the median price rose 64% to an even $7 million. Prospector saw a slowdown, with a 28% drop in sales to 28 closings and an unchanged median price of $398K. Rounding out the area, Park Meadows posted a 19% increase in closings to 31 total sales but saw its median price fall 33% to $1.3 million.

SINGLE-FAMILY HOMES 

The Snyderville Basin once again showed remarkable diversity across its single-family housing market, with wide variation in home types, prices, and sales pace. Over the 12-month period ending October 1, there were 362 total sales. The highest sale reached $27.8 million, with three homes selling above $20 million and twenty surpassing $10 million. On the other end of the spectrum, the lowest sale closed at $760,000, with fifteen homes under $1 million, mostly in Summit Park and Silver Creek South near I-80.

Canyons Village led the Basin in price, with a 61% jump in median value to $17.4 million on 9 total sales. Sun Peak/Bear Hollow followed closely with a 65% median price increase to $3 million across 12 closings. Silver Springs saw 26 sales with a 10% rise in median price to $2.4 million, while Old Ranch Road climbed 19% to $7.9 million on 10 transactions.

Kimball Junction was active with 13 closings and a 17% gain in median price to $1.3 million. Further east, Pinebrook recorded 28 closings with a modest 3% increase to $1.9 million, and Jeremy Ranch logged 53 closings with an 11% rise to $2.1 million. Summit Park saw 28 closed sales with a 7% median sale price decrease to $1.3 million. Glenwild posted 19 sales with a slight 4% dip in median price to $5.1 million, while nearby Silver Creek Estates saw a 13% increase to $2.8 million on the same number of closings.

Trailside Park recorded 17 closed sales with a 4% rise in median price to $1.7 million, and Silver Creek South had 27 sales with a 3% uptick to $1.2 million. Promontory remained one of the most active neighborhoods in the Basin with 101 total closings, though its median price held steady at $4.4 million.
 

CONDOMINIUMS  

Condominium sales in the Snyderville Basin slipped slightly, down 2% with 240 total closings, and the median price declined 8% to $965,000. Canyons Village remained the most active submarket, with 104 closings and a 4% rise in median price to $1.3 million. Sun Peak/Bear Hollow followed with 26 sales and an 8% increase in median price to $1.2 million. Kimball recorded 47 sales but saw a 12% drop in median price to $720,000, while Pinebrook had 30 closings and a modest 1% dip to $953,000. Jeremy Ranch registered 10 condominium sales at $1.2 million, down 4%, and Silver Creek South had 17 closings with a 15% decrease in median price to $870,000.

SINGLE-FAMILY HOMES   

Across the greater Jordanelle area, there were 96 total closings - a 12% increase over the prior twelve-month period - with the median price rising 17% to $4.2 million.

Mayflower-Jordanelle recorded 15 sales and a 17% median price increase to $4 million. Tuhaye posted a strong 26% jump in median price to $5.9 million on 25 closings, while Hideout logged 20 sales with a 21% rise to $2.7 million. Deer Mountain saw 7 closings and a 31% decline in median price to $1.7 million. Rounding out the area, South Jordanelle registered 29 sales and a 5% uptick in median price to $4.3 million.

CONDOMINIUMS   

Jordanelle’s condominium market remained active, fueled by ongoing construction and sales at new communities such as Jordanelle Ridge and Mayflower Lakeside. Overall, unit sales increased 12%, though pricing continued to vary by development.

  • Residences at Grand Hyatt: $2.1 million

The overall median price in the Mayflower–Jordanelle area climbed 21% to $1.5 million on 74 total sales. Deer Mountain recorded 64 closings but saw its median price decline 15% to $933,000. South Jordanelle followed with 10 closings and a 6% dip to $1.1 million.

Deer Valley East Village stood out with 76 closings and a dramatic 254% surge in median price to $1.6 million, while Hideout posted 63 closings and a 33% increase in median price to $1.8 million.

SINGLE-FAMILY HOMES  

Single-family home sales across the Heber Valley rose 9% with 351 total closings, accompanied by a 9% increase in median price to $1.1 million.

Midway recorded 94 closings and a 13% median price increase to $1.2 million. Red Ledges saw 47 sales, with median prices edging down 5% to $2.8 million. South Fields logged 12 closings and a 4% decline in median price to $734,000.

Heber proper had 61 sales with a 4% dip in median price to $735,000, while Heber East posted 34 closings and a 10% drop to $1.3 million. In contrast, Heber North saw 33 sales and a 4% increase to $855,000. Timber Lakes rounded out the area with 46 closings and a 7% rise in median price to $803,000.

CONDOMINIUMS   

The condominium market in Heber Valley remained active, with sales up 86% to 119 total closings, while the median price held steady at $550,000.

Midway registered 23 closings and an 8% increase in median price to $510,000. Red Ledges recorded 5 sales with an unchanged median price of $1.7 million. In Heber proper, 30 sales closed with a 1% decline to $475,000, while Heber North saw the most dramatic shift. Sales surged 263% to 58 closings, though the median price dipped 7% to $555,000.
INVENTORY  |   Highest in Years
 
As mentioned in the introduction, the big news in inventory is that during the 3rd quarter of 2025 our inventory levels crossed the 1,000-unit threshold for the first time since 2020. This was welcome news, as the increased inventory contributes to a healthy buyer/seller balance in our market.

Inventory level changes year-over-year by property type in the 3rd quarter were as follows:

The 3rd Quarter numbers reinforce the strength and stability of the Park City and Heber Valley real estate markets. While we’re seeing some segmentation by price point and product type, the overall picture remains healthy with strong demand in the upper tiers, balanced inventory levels, and renewed confidence across the board.

As we head into the final months of the year, buyers are benefiting from more choice, sellers are adapting to realistic pricing, and our market continues to show the kind of long-term resilience that has defined the Wasatch Back for decades. With improving mortgage rates and the return of snow on the mountains, the outlook for the coming quarter remains bright, for both lifestyle and investment alike.

Deer Valley Resort
Big changes will debut at Deer Valley this upcoming ski season! The resort is set to open the largest expansion in its history, which includes 7 new lifts and more than 80 ski runs. The new infrastructure means that Deer Valley will have added 10 new lifts and 100 new ski runs since December of last year, transforming the East Village area into a world-class ski destination. The new terrain in the East Village will also be served by a state-of-the-art snowmaking system, and additional parking has been added to allow for easy access.
Park City Mountain Resort
Park City Mountain has been busy wrapping up the new 10-person Sunrise Gondola, which is set to debut on opening day this year. The gondola replaces the Sunrise chairlift, providing faster, smoother, more reliable access (less wind delays) from Canyons Village to the Red Pine area. The base terminal is conveniently located near Pendry Park City and Lift Park City Condominiums. Elsewhere, the Red Pine Learning Zone has been upgraded with a new magic carpet and an improved lunchroom. And on the other side of the mountain the Summit House Lodge will feature a refreshed design.

Woodward
Woodward is introducing a new Mountain Park Season Pass, providing seasonal access for skiing, snowboarding, and mountain biking in both winter and summer. This pass replaces the previous month-to-month Mountain Park membership.

Sundance
Sundance will debut 60 acres of new terrain in their Far East expansion for the 2025–26 ski season, adding nine trails with tree runs, chutes, and a groomed intermediate run. The new area, accessible via Red’s Lift, marks the first phase of a larger 165-acre project. A high-speed quad, the Electric Horseman Express, is slated to open in the 2026–27 season.
The National Oceanic and Atmospheric Administration (NOAA) recently released their seasonal outlook for this coming winter, and it looks like here in Northern Utah we will be caught in the middle of the impacts of the La Niña pattern that is forecast to unfold in the coming months. In general, La Niña pushes the jetstream to the north, leading to cooler and wetter conditions across the Northern US, and milder and drier conditions across the southern US. Since we are in the middle, the forecast shows that it could go either way for us. Keep in mind that even below-average winters here are still measured in hundreds of inches of snow, so there really are no bad winters here in the Wasatch.

Autumn Update
 
Autumn has arrived here in Park City and the Wasatch Back! Cooler evenings are returning, and our mountains are offering their annual display of splendid fall colors. We even had a dusting of snow in the mountains last week!

This is an outstanding time of year to get outside—there are endless leaf-viewing opportunities, our local lifts are still running on weekends, and there are plenty of events coming up during the next few weeks. Read on to learn more about the latest autumn happenings here in Park City and the Wasatch Back.

Newest USSA Hall of Famer!

Congrats Lindsey!
Keller Williams Park City's very own Lindsey Van will be inducted into the U.S. Ski & Snowboard Hall of Fame, Class of 2025.
Lindsey was at the forefront of women’s ski jumping for many years, winning the first Women’s World Championship in 2009, and she was instrumental in leading the charge for the women’s Olympic debut in 2014. Check out the documentary Ready to Fly, available on Amazon, to learn more about Lindsey’s remarkable career in ski jumping.
 

FIRST SNOW ALERT!

Heads up – high elevations in northern Utah got their first taste of winter this past weekend. A cold front pushed temperatures down, and it dropped a little bit of snow way up high in the Uintas. There were also reports of some snowflakes in the Wasatch. The weather has returned to pleasantly warm days with cool nights for now, but the early snow is a reminder to get out and enjoy the remaining warm weather days while they're here!

FALL FOLIAGE

How are our autumn colors shaping up this year? Due to the dry weather this summer things got started a little early in some areas, and the drought stress may result in some slightly less vibrant colors for our scrub oaks. However, the aspens will still be in full glory!

We suggest checking out the Fall Foliage Prediction Map to get an idea of when colors are expected to peak, which is usually in the next few weeks. Make sure to get out and enjoy the mild fall weather and incredible autumn foliage!

MIGRATION SEASON!

Every fall and continuing into early winter, the Heber Valley and Jordanelle areas serve as an important corridor and stopover for migratory birds. According to Utah State Parks, Bald Eagles typically migrate through the Jordanelle area from late fall into midwinter, while Red-tailed Hawks are commonly seen during spring through fall. Other species observed in the region include ducks, herons, sandhill cranes, and avocets (in the wetlands).

Between early September and October is peak migration time for many of these species. A couple of great spots for autumn bird watching include:

  • The inlets and outlets of Deer Creek and Jordanelle Reservoir are especially good for seeing Bald Eagles and other large raptors. 

  • The Provo River corridor from Jordanelle Dam downstream offers excellent habitat for songbirds, marsh birds, and waterfowl during migration. 
 

SUPPORT LOCAL DURING SHOULDER SEASON

A few of our local restaurants take a break during fall as they prep for the upcoming ski season, but most remain open, albeit often with adjusted hours. We encourage you to check out the Park City Restaurant Association's website for the latest info for our local dining establishments.
Supporting local during this transition makes a real difference.

Whether it’s booking a dinner out, visiting a gallery walk, or grabbing coffee from your neighborhood café, these small choices help sustain the community businesses that make Park City and the Heber Valley vibrant year-round.

So as the leaves change, consider making a point to explore — try a new restaurant, pop into a local shop, or attend a community event. Autumn is the perfect time to enjoy everything the area has to offer, while keeping the local economy strong.

The Park City Downhill is a four-day race weekend on upper Olympic Parkway, with freeriders, qualifiers, and Championship Tour racers tackling a high-speed course of sharp hairpins, smooth pavement, and speeds over 50 mph.

FALL HOME MAINTENANCE TIPS

2nd Quarter 2025 Market Pulse Report

 
 
Solid Sales  |  Steady Price Increases |  Continued Inventory Gains 

The stats for the second quarter of 2025 show a welcome and familiar trend for our local real estate market—the return of the busy summertime season! Across our market area of Summit and Wasatch counties, unit sales for both single-family homes and condominiums were up year over year, accompanied by increases in total sales volume. The median price for single-family homes rose nearly 7%, while condominiums experienced a slight dip of 2%.

Another significant development is that inventory has reached its highest level since the start of the pandemic, surpassing 1,000 units for the first time in nearly five years. We still have a little way to go to reach pre-pandemic levels, but the additional inventory is welcome after many years of shortage.

From a national perspective, the local Greater Park City market is in excellent shape. Median price appreciation for homes continues to outpace the national average. Looking at year-over-year stats ending in June, our market rose 8.7%  compared to a 1.3% increase nationwide. In short, those seeking solid, reliable returns on their real estate investments continue to do very well here in Park City. Our market has offered an average annual appreciation rate of 7.2% since 2001—nearly a quarter-century of outstanding returns.

SINGLE-FAMILY TRENDS
Across the primary market area of both Summit and Wasatch counties, year-over-year single-family home sales activity was strong through the second quarter of 2025. There were 1,046 sales, representing a 12% increase over the prior year. This led to a 19% increase in sales volume, resulting in nearly $3 billion in total transactions. Median single-family home prices were up 7% to $1.79M. 

CONDOMINIUM TRENDS
Through the second quarter of 2025, condominium sales were up 12% across the primary market area, with 936 sales transactions and a volume of $1.53B. Despite the strong sales activity, the median price dipped 2.1% to $1.12M.

VACANT LAND TRENDS
Vacant land sales in the primary market area were down 7% year-over-year through the second quarter of 2025, with 396 closed transactions. The total volume for that period was down 15% to $482M, and the median price decreased 7% to $802K.

SINGLE FAMILY
Within Park City limits, sales activity and prices varied widely across neighborhoods, with Old Town sales increasing 6% on 33 closings, but median price dropping 10% to $3.55M. Thaynes Canyon sales increased 86% on 13 closings with a median price increase of 16% to $4.6M, while Lower Deer Valley median price dropped 23% to $4.25M on 8 total sales. Deer Crest had 5 closings with a 16% increase in median price to $12M, while Upper Deer Valley had 7 closings and a slight 3% dip in median price to $7.2M. The 4 closed sales in Empire Pass led to a 14% increase in median price to $14.79M, and Aerie had 5 closings on a substantial drop of 52% in median price to $3.95M. Prospector sales units were up 15% on 15 total sales, and a 14% increase in median price to $2.28M. Park Meadows was a strong performer with a 25% increase in unit sales on 35 closings and an 18% median price increase to $3.69 million.
CONDOMINIUMS   
Overall sales in Park City limits were steady with a 5% increase in sales units on 257 closings, but median prices were up 23% to $1.85M. The median increase was pushed by the opening of Founders Place in Deer Crest, which accounted for 14% of all sales at an average sale price north of $5 million. By comparison, the median price of a condominium sold in Old Town was down 10% to $1.05M on a 20% decrease in the number of sales, with 82 closings. Elsewhere, in Lower Deer Valley, there was a 7% increase in sales units with 32 sales, while the median price ticked up 1% to $2.19M. As mentioned above, Deer Crest had new inventory come online, leading to a 620% increase in sales quantity with 36 closings and a 7% increase in median price to $4.33 million. Upper Deer Valley quantity sales were down 5% with 19 closings, while median price soared 92% to $4.8M, and Empire Pass had a 5% increase in sales quantity with 23 units sold on a 56% increase in median price to an even $7.0M. Prospector had a 3% dip with 34 closings and a 3% increase in median price to $385k, while Park Meadows closings were also up 3% with 30 total sales and a median price decrease of 15% to $1.45M.

SINGLE-FAMILY HOMES 

The variety of housing inventory in the Snyderville area was again on display in during the 2nd Quarter of 2025. Of the 352 sales in the Basin, the highest prices were for five homes in the Colony at White Pine Canyon, all of which sold for $15 million or more. The lowest prices were in Summit Park, where five homes sold for less than $1 million.

Another example of variance was Silver Creek. The area experienced a doubling of closed sales; however, the median price of homes north of the highway in Silver Creek Estates increased by 9% to $2.7M, while the median price of those in Silver Creek South dipped 10% to $1.1M. Promontory traditionally accounts for 25% or more of unit sales in Snyderville. The second quarter of 2025 was no different, with closed sales up 12% with 94 closings. However, there was a 7% drop in median sale price to $4.3M. 
Elsewhere, Canyons Village had 9 closings on a 53% increase in median sales price to $17.45M, while Sun Peak/Bear Hollow had 12 closings with a 17% increase in median price to $2.87M. Old Ranch Road had 10 sales and a median price increase of 68% to $6.8M, while Kimball had 14 closings on a 5% increase in median price to $1.23M. Pinebrook home sales were up 11% with 31 closings but it experienced a slight 4% dip in median price to $1.8M. Summit Park had an 8% increase in sales quantity, with 28 homes sold; however, median prices dropped 11% to $1.24M. Jeremy Ranch sales were relatively flat, with a 2% increase on 45 closings and a 4% increase in median price to $1.91M. Glenwild had 18 home sales with a 15% increase in median price to $5.22M, while Trailside sold 16 homes with a median price increase of 14% to $1.69M.

CONDOMINIUMS  
In Canyons Village, which accounted for 55% of all condominium sales volume in the Snyderville area, median prices were down a slight 2% to $1.32M on a 17% decrease in sales units, with 105 closings. Sun Peak/Bear Hollow sales were up 32% on 29 units sold, with a 15% increase in median price to $1.17M. Kimball had a 42% increase in quantity sold with 47 sales, but had an 18% median price decrease to $643k. Pinebrook had a 28% increase in unit sales on 32 closings and a 5% increase in median price to $962k. Jeremy Ranch had 13 sales and a slight 1% increase in median price to $1.25M. Silver Creek South had 18 closings and a median price of $883k, representing a 14% decrease.

SINGLE-FAMILY HOMES   

Across all of Jordanelle there were 84 total closings, a 5% increase from the previous twelve-month period, and the median price increased 10% to $4.07M. Tuhaye had a 40% jump in median price to $5.8 million on 21 closings, edging out the traditional leader Promontory as the most expensive area west of Hwy 40/189 with 10 or more sales. Hideout experienced a 14% decrease in sales activity with 18 total sales but enjoyed a 12% increase in median price to $2.57M. Deer Mountain had 9 closings and a slight 4% increase in median price to $2.46M. South Jordanelle's unit sales doubled with 28 closings and a median price uptick of 5% to $4.2M.
 

CONDOMINIUMS   
Condominium sales exploded in Wasatch County as multiple new developments were completed and those inventories were released for sale. The hot areas were the new Jordanelle Ridge with 53 sales and Mayflower Lakeside with 54 sales.
To fully understand the condo market around Jordanelle, one must dig deeper into the details. While the Jordanelle sales volume increased 40% year over year, the median sale price rose only 13%. That’s because over 20% of the condo sales in Jordanelle were newly constructed units in the Pioche Village development, which sold at an average price of $550k, one-third of the area’s overall average. This was balanced by sales in the new developments at Mayflower Lakeside that sold on average at $1.7 million.

The overall median price in the Mayflower-Jordanelle area rose 14% to $1.34M, but unit sales dropped 14% on 83 closings. Deer Mountain closings were up 18% on 52 homes sold, while the median price dropped 14% to $950k. South Jordanelle had 7 closings with a median price drop of 11% to $1.01M, while Deer Valley East Village had a 34% increase in unit sales on 90 closings and a 167% increase in median price to $1.22M. Hideout had a 3% dip in closings with 69 condo sales, with a 9% median price increase to $1.5M.

SINGLE-FAMILY HOMES  

Single-family home sales in the overall Heber Valley area increased 8% with 339 closings, and a 6% increase in median price to $1.03 million. Midway closings were up 2% with 84 units sold, on an increase of 5% to $1.22M. Red Ledges closings were up 23% with 49 total closings, but median prices dipped 6% to $2.76M. Heber proper experienced a 43% decrease in sales with 58 homes sold, and median sale prices ticked down 2% to $749k. Heber East closings were down 6%, with 29 total sales, and the median price dropped 2% to $1.4M. Heber North was active with closings up 141% on 41 sales, and the median price was unchanged at $830k. Timber Lakes closings were up 75% with 49 total sales, and median prices dipped 5% to $795K.
CONDOMINIUMS   
Condominium sales in Heber Valley were up 158% on 129 closings, while the median price dropped 9% to $549,900. Midway sales units were up 75% with 28 total closings, while the median price dipped 7% to $497,000. The median price in Red Ledges dipped 5% to $1.65M, while prices in Heber proper were up 16% to $479,900 on a 93% increase in unit sales, with 29 total closings. Heber North condominium sales surged 1180% with 64 closings and an 8% median price decrease to $560k.
INVENTORY  |   Highest in Years
 
Inventory levels in our market reached the highest level in almost five years! In Greater Park City, there were 1,021 listings as of July 1st,  compared to 922 on the same date in 2024. This represents an11% increase, and it is the highest level since August 2020. Inventory according to property type across the market area was up/down as follows:
  • Condominium inventory was up 34%
  • Single-family inventory was up 7%
  • Vacant land inventory was down 13%

The increased inventory was in small part due to slower sales, but the main driver was the entry of new and existing properties into the inventory pool. This is welcome news, as we are slowly but surely getting closer to historically normal inventory levels, which will help ensure a healthy buyer/seller balance in our market.

The 2nd Quarter stats for our real estate market here in Park City and the Wasatch Back were strong, and early indicators suggest that this trend will continue into the third quarter and through year-end.

Shifts in broader economic factors such as interest rates, inflation, or overall national economic health can influence our market. Even so, our market remains an outstanding long-term investment that is hard to beat, especially when you include the fantastic quality of life that we enjoy here in Park City and the Wasatch Back. Nothing beats a cool treat on a warm summer day! We're partial to ice cream, and thankfully we have a lot of great options for grabbing a cone or milkshake. See below for a few of our favorites.
 
JAVA COW COFFEE & ICE CREAM

Java Cow Coffee & Ice Cream is a quirky, family-owned gem on Park City’s Historic Main Street, known for its homemade ice cream, fresh pastries, and espresso drinks. One of the great spectacles of summertime here in the Wasatch Back is the seasonal emergence of wildflowers across our mountains and meadows. These wildflowers offer an explosion of colors throughout the summer, varying across elevations and aspects. See below for a few recommended trails for viewing the extravaganza of blooms.
 
ARMSTRONG TRAIL  |  A local favorite for early-season blooms, Armstrong Trail winds gently through aspens and shady pine groves, offering a vibrant display of wildflowers along a peaceful, well-maintained path. Bonus: Silver Star Cafe is close to the start of the trail, perfect for a quick bite before or after your hike. Armstrong Trail connects with Dawn's Trail, making for a great wildflower loop.
DAWN'S TRAIL  |  This moderate trail is a quieter gem near Park City Mountain Resort, where you’ll weave through shady stands and sunlit slopes sprinkled with wildflowers. It’s a great early-morning or late-afternoon hike with plenty of visual rewards.

TREASURE HILL  |  Just above Old Town Park City, Treasure Hill combines historical charm with bursts of bloom. Hike through remnants of mining history while enjoying a colorful mix of native flora, including bluebells, paintbrush, and columbine.

Another fantastic way to enjoy our local mountains during the summertime is by taking a hike into some of our forested hills and dales. The following forays into our shady groves will allow you to enjoy the outdoors while providing respite from the harsh summer sun. The perfect recipe for cooling down with a "forest bath."
 

ROB'S TRAIL

This gently ascending trail in the Sun Peak area is beloved for its sweeping views and shaded switchbacks. Winding through stands of aspens and evergreens, Rob’s Trail offers a tranquil escape with dappled light and mountain breezes—a perfect dose of peace.
 
McCLEOD CREEK TRAIL

Following a meandering creek through town and into quiet groves, this flat, easy trail is ideal for a midday stroll or bike ride. Shaded paths, the sound of water, and occasional deer sightings make it feel worlds away from the bustle of Park City.
 

BLOODS LAKE

Though popular, this high-alpine trail never loses its magic. The short but rewarding hike leads to a serene mountain lake ringed by tall pines and dramatic ridgelines. Dip your toes in the cold water, or find a quiet spot to rest in the trees.
